toilet valve shut, but still leaks

Phish's suggestion is a solution to a common problem. The other major source of the problem is the seal at the bottom of the fill valve. the surest way of solve this problem (if it's not solved by using Phish's suggestion) is to replace the fill valve - it will have a new seal - and not cost...

    Bad flush

How far apart are the commodes (Master bathroom and Guest bathroom? ''Snakes" are still used, but if your two commodes are close (like back to back) and there is no problem with the in the Master Bathroom, you should consider purchasing a 'toiler auger.' Snakes leave hard to clean marks on...

Efficient way to heat domestic hot water during summer months?

That would depend on your usage. They do use a bit of power, typical wiring is a double 60 amp breaker, but you're only heating the water you actually use. Since I live alone and am away a lot, it works well for me. I don't have to keep a tank of water hot 24-7.

Efficient way to heat domestic hot water during summer months?

Depending on how much HW you use, you might consider a tankless electric heater. You only heat the water that you are using and are not storing hot water. They only heat the water that is moving through the hot water lines, when the flow stops, the unit turns itself off.

Need help identify shower diverter brand and how to fix it

I can't identify your diverter, but would be willing to bet that the repair is going to be as simple as replacing an O-ring. After a period of usage, O-rings loose their elasticity and permit water to bypass. If you do decide to diy, clean the bore and stem and use a lubricant when you...

60 yr old A/S 'Colony' Two handle Tub fixture

Everything in the building is grandfathered and all the piping is behind ceramic tile. owners wouldn't even think about changing out 218 fixtures. Leak from toilet shutoff valve

Sounds like the seal at the base of the flush valve is leaking, try tightening the plastic nut on the bottom of the tank.

Replace water shutoff valve on unknown pipe

If I understand your post, the leak is coming from around the stem that the handle is attached to. If that's the case, turn off your water, unscrew the large nut that the stem goes through, remove the washer that is under that nut, go to your local hardware and get some stem packing, put...

    snaking drains of apartment building

I work maintenance in an 18 story apt bldg (218 apts). From experience, a 3/4" cable in a 1 1/4" line would be overkill. A 5/16 or 3/8 with a proper sized drop head would work much better. You should run your mains and take on the individual apts as they are needed.

60 yr old A/S 'Colony' Two handle Tub fixture

Hi, Just an FYI about me. I work maintenance in a Hi-rise, 25 yrs experience. Now for the problem..... The tubs all have A/S Colony 2 handle fixtures and we use a diverter rather than a control (3rd handle). The fixtures are original to the building (circa 1962). My problem is this...
