I'm the builder for a large 8+3 bath home with finished basement. Normally I would have a single water tank feeding a basement manifold and a 2nd floor laundry manifold on a bypass recirc loop.

However, I started thinking about a different approach using tankless heaters as this house will have a softener/filtration system. Instead of hot manifolds on the recirc loop I'm thinking of having two tankless heaters. One serves bathrooms from the 2nd floor laundry (max fixture distance 35') and the other would be right below the kitchen and 2 half baths (max fixture distance 15'). This eliminates 100' of 3/4 hot water loop and the pump & control at the higher cost of the two tankless heaters.

I'd essentially have two home run systems, and I calculate the net cost would not be significantly higher as this is new construction.

Anyone done this? Pleased with the result? Would you do it again?
