Intermittent Shower Leak: Need some troubleshooting help

My buddy who is a tenant in an older 1950s house, always calls the landlord and gets the landlord to call out professionals from simple tap leaks to hot water heater failures. Liability is the key factor here.
If you pay your rent on time, I suggest calling on the landlord to take prompt action.

Gentlemen,

Thanks for all the help. Shower has been regrouted & recaulked for good measure. I obtained the landlord's consent and pulled/replaced the diverter stem. I discovered a break in the back of the stem & now all is good.
