Hello,

We recently got a sewer inspection in preparation for a home purchase. It showed that there was some root intrusion and debris. They recommended hydrojetting which would require a Clean Out to be installed. This company doesn't do it so it will have to be done another company.

Installing the clean out alone is $5,000-$10,000. My Q is whether this is necessary? The house seemed to have survived the last 70 years without a clean out... Here are pictures of the worst parts of the line

From the sewer inspector: "Line is in overall fair condition. Concrete portion of the line showing slight signs of wear but techs did not find any major cracks, breaks or offsets in the line. Techs did find several roots and areas with build up in the line that should be cleared from the line to avoid any potential backups. At this time techs recommend having the line hydro jetted to clear the line of roots and debris. Before the line can be hydro jetted an outside cleanout will need to be installed for proper access. To have the outside cleanout installed techs recommend contacting rob with pro sewer to come and provide a bid for cleanout install."

I see you're in Phoenix, so the house is probably on-slab. $5k-$10k ??
Check with BROKER (not sales person) on who their office uses, and/or check with a rental management company (or two!)
Those are the people who know who to call for plumbing work that's both competent and price-competitive.
