30 year old house on 24 acres failed septic system inspection, what to expect

Hello all,

My wife and I Are in the process of buying a 3000 sq ft house on 24 acres of uncleared land, about 1/2 acre is cleared for the house.

The septic system failed inspection today because there was roots in the tank and also because the sewage was backed up 20 ft into the pipes in the basement. Another odd thing was that the input to the sewage tank was lower than the top water level of the tank, don't know how that system ever worked, wouldn't it always backup into the house? We could only tell this because where the pipe left the house was at a lower point than where the top of the water level was inside the tank.

Our biggest concern is that the inspector told the seller that he had to have the roots removed from the tanks so he could inspect it properly and pass it. How do we know that this wont be an ongoing problem? How do we know that there are already not roots in the drain field, or the lines to the drain field?

The seller had inadvertently mentioned that he had a root problem with the tank a few years back, he made it sound like it was fixed, but here we are with roots again.

We REALLY LOVE the house, especially the privacy of the 24 acres! We have been looking for over a year with the privacy this house affords, and this is only the 2nd one we have seen. Is it possible to get this fixed properly? How do we know that the seller will fix it properly and not just get it fixed enough to pass inspection?

It is entirely possible that the drainfield could have root problems. There is no way of telling that without performing a camera inspection of the drainfield.

But to start with, the roots need to be removed from the tank, and the point that the roots are getting into the tank needs to be sealed.
