some strange (to me) plumbing part has a leak

Thanks, Jeff Handy, for the comment about the HOA being responsible. She contacted them earlier this week and they said they'd reimburse her. And a good thing is that now she knows where the water shutoff is for her condo. Apparently she had a plumbing problem before, and the guy who fixed it...

Thanks for your help, folks. My daughter had the pressure regulator replaced and all is well now.

some strange (to me) plumbing part has a leak

OK, a clarification. She said she closed everything tight, but apparently not tight enough. And when that didn't fix the leak she opened it back up again. She found out she didn't tighten it enough when a friend was able to tighten it more. Thanks for the note about the HOA. I'll tell her...

some strange (to me) plumbing part has a leak

Thanks for replying, folks. My daughter took the video to Home Depot and was told that it was a pressure regulator. So she will be getting it replaced. And as Diehard noted, it makes sense that the source is from the bottom (she's on a 2nd floor condo), and the regulated pressure goes to the...

some strange (to me) plumbing part has a leak

Hi folks, My daughter (in Laguna Niguel in southern California, in case that helps identify the device) has a leak in her outside plumbing. Attached is a wide-shot and a closer picture of the problem area. I couldn't attach a video because it was too large. So, from top to bottom, there is a...

    Hose bibb leaks

I did look within the dropped ceiling by where the pipe goes out to the bib, but didn't see a stop valve. It may be a little further away, so I'll trace the pipe back a bit toward the main shutoff. I'll just use some insulation on the bib. Apparently it hasn't frozen in a couple of decades...

    Hose bibb leaks

Thanks for the very informative answer, Diehard! I didn't see a shutoff valve for the bib near the area where the pipe went outside, but then I didn't make a thorough search either since there is a false ceiling with various items on the basement floor getting in the way. And this bib isn't...

    Hose bibb leaks

Sorry for the waste of bandwidth. I did an on-line search (which I should have done first) and found that I should be able to replace the washer.

    Hose bibb leaks

I noticed earlier that a hose bibb leaks at my mother's house. I was planning to replace the bibb. Then I thought maybe I can replace a washer or something by removing the knob to fix the leak. Is that possible or do I need to replace the bibb?

    Shower water doesn't get hot

Thanks for the help, folks. I'll take care of this soon.

    Shower water doesn't get hot

It's a regular water tank - 40 gallons or so.

    Shower water doesn't get hot

Thanks Rickyman. I didn't even know there were such devices. But that makes sense since the sellers were older. So, here is a picture of the handle. Should I remove the knob that I turn, or the wall faceplate that covers the hole where the handle goes into the wall?

    Shower water doesn't get hot

We recently moved into our house. When I turn on this one shower, the water gets lukewarm, and if I leave it on long enough, the water gets a little warmer. This is with the handle turned all the way to "hot" position as far as it will go. The sink faucet 5 feet away puts out hot water. Any...

Need a socket with 3" depth

One final question (I think). I'm finally getting around to installing the stems and seats. A bit of a hassle with defective stems received, etc. Anyhow, I was planning to put silicon grease around the o-rings (both outer and inner) of the stems. Is that advisable or no? Also, should I put...

Need a socket with 3" depth

My worries are over! I found an extra-deep well 5/8" socket with the same outer diameter as the shorter one I had. It took 2.5 hours of driving around this afternoon visiting a plumbing store, Farm-and-Fleet, a couple of auto parts stores, and a couple of handyman stores, but I finally found...

Need a socket with 3" depth

Havasu - I don't have a good way to support the guts. I can't even see where it connects - there is a 2x4 in the way and the opening is too far for me to try to feel it. And I'm a bit loath to try to remove it and have me mark up the escutcheon somehow. Mr. David, are any of the tools you...

Need a socket with 3" depth

Hi SHR. You're right - I'm not familiar with plumbing terminology :) Anyhow, here's a picture since that will show more clearly the situation. Let me keep calling it by my names so I don't get confused. You can correct me after seeing the picture. The "cartridge" is the part I pulled...

Need a socket with 3" depth

Yeah, I can remove it once it's unscrewed. The tip of the cartridge sticks out of the hole a little bit. My unclear description has led you guys the wrong way. Sorry about that.

Need a socket with 3" depth

Hey, Havasu, that was a great suggestion about the spark plug socket! I looked online and I see they have 4" and longer. I just need to verify the outside diameter, but there is hope now! :)
