Hi,

I am doing a design for a large residential vacation home for a client. This home will only be used for certain times of the year. How can I prevent legionnaires from growing in the pipe system when the home is unoccupied for periods of time when temperatures are in the optimum range for legionnaires to growth.

i would suggest keeping the residence winterised when not in use.

legionnaires only grows in stagnant water, I would suggest to add a cup of antifreeze to all ptraps

to keep them from drying out and freezing.

make sure you have no any standing water in, whirlpools,hot tubs,washing machines and dishwashers

no standing water, no legionnaires

if you do have standing water, add a cap full of bleach

inspect ac equipment drain pans and drains for proper drain pitch

Thank you Frodo, what about the stagnant water that would be in the piping system when not in use? Does this need to be purged out?

yes, when you winterise a home, you blow the lines out

empty water heater
open all valves
using compressed air, blow all lines out
anti freeze the ptraps

blow out sprinkler system

turn off gas, turn off breakers

I had clients in Telleuride who were only there for a month out of the year.
they would fax me a grocery list,
I would stock the home, turn on water, start the heater.
turn key for them, when they left. i would winterize the home
remove any perishables.
have a cleaning co, clean the place,
nice little job. very easy, very lucrative
