Water heater pressure relief drain

Hi,

I am in process of selling my home in south florida. Buyer sent and inspector and they said that drain valve is not installed properly. Please see attached picture.

When i bought house 5 yrs ago there was no pipe attached to pressure relief valve. My insurance inspection failed. but when i added this pipe and sent a revised report to my insurance company they passed it and I have insurance since last 5 yrs.

Can someone please tell me what is the issue with this pipe? Thank you!

If need to be the shortest most direct route to a safe unoccupied area.
 
You can just terminate it a couple inches above the floor really, but your down, over, up, over, back is probably what they say isn't good enough.
 
A relief line can’t go down then back up.....this creates a trap that will hold water.

Some of it is also 1/2” pipe......

It’s a FAIL
 
Thanks, If i turn the relief valve exit point upward and then it will go straight go up and then back to the wall? Would that work?. Because only way it can terminate behind in the wall is by going at top of the water heater because there is no space behind or on sides of water heater.

Nope......

The outlet has to point to the sides or down or any position in between.

It must have a continual slope downward and not be able to hold water.
 
I was thinking to use alternate location for tp vale which is at the top of water heater. I removed the protrctive plastic cover and found some insulated foam in that place under that plastic covrering. Does that mean it does not have alternate tp valve location under that insulation?

I’m not sure if it has an alternate location. That might be the anode.
 
Please see picture, is it okay if terminate like that ? Please see red arrow marking. I will further terminate it back wards to the pipe inside the wall and it will go further down wards not moving upwards any where . Thanks

Yeah, just make sure not to reduce the pipe size smaller than 3/4. 1/2” isn’t allowed.
