In the planning stage of replacing and relocating our tank water heater. Would like to go tankless but not sure $5k is worth the expense since we're empty nesters now and wife not too keen on anyone cutting into the drywall to have it do constant recirculation which is something I'd want if we did go tankless. This one has served us well in the 20+ years we've lived here it should have been relocated from from day one as it's located in our pantry which is under the stairs so it takes up a lot of valuable space and sometimes will warm it up a little more than preferred. It's also a 39 gallon tank which is below the minimum code for our size house. Plan is to buy a new 46 gallon low boy tank and locate it in the crawlspace almost directly below it's current location. We've fixed most of the water issues there and have a small dehumidifier and fan that seems to have helped dramatically with keeping it dried out. Plan is to dig into the clay enough to lay down a thin sand base with four 18"x18" patio pavers and a plastic pan for it to sit on. Then just drop the electrical down and tie into the pipes there with PEX or flex. It will also give us room to add an expansion tank. So what am I possibly overlooking in the installation or long term issues if any with this relocation? Your insights and suggestions would be appreciated. Would like to get it done right the first time. Thx!
