    15 yrs old water heater

The average life span of a storage tank heater is 11 years. You're well over that. I would definitely replace it and do so knowing you got the full life span of your current one.

Sulfer and black growth in toilet.

The growth seems like an accumulation of bacteria. Try a bleach powered tablet drop in the back of your tank (Clorox or other similar brand) to see if that helps with the problem at all.

    Plumb Talk

I'd like to say that it's done every single time (as it should be) but as stevemachine said, if it's a regular job it's eyeballed.

    White particles in tap water

Agree. If it's hard water particles that's some calcification going on! Best to check but either way I wouldn't want either in my personal plumbing. Time to call a pro.

    Desperate for help

Since it's a steady leak I would also worry about the development of mold. Try to see if you can get a second opinion from a different plumber and go from there. As everyone else said you may need to open some walls to get to it but the sooner it's fixed the less damage. Good luck...

Bathroom sink drain will be the death of me...

I'm not sure if anyone in your area offers a similar service to what we have but if so, it sounds like it might be worth looking into. We waive our service fee for all of our plumbing customers, that way you can get a "Plumber in your home for free." Otherwise, it definitely sounds like...

    I just wrote an article

It's always nice to see people take the time to invest in Social Media. That being said, your posting was very informational - with a lot of information. What I mean is, a facebook status probably isn't the best place to put such information. You can host a free blogsite at blogger.com...

Thanks for that post! It's always great to see photos (which help so much). I'm sure this posting will be of great use. Good work! Retroloco-LJ

Did I just get swindled by this plumber?

I highly agree. Typically when work is done with a home warranty, the service professional provides the estimate to the company who then tells you the home owner what is covered and not covered. Sounds like the estimate was provided to you directly? It's never a bad idea to double check...

    Hi :)

Hi there everyone, I'm new to the forum and wanted to introduce myself. People call me LJ. I'm not a plumber by trade HOWEVER that being said, I work for a plumbing company doing administrative work. I joined the forum so I could learn as well as try to offer what little help I can. As...

Probably an extremely silly question, but...

Great job John for an awesome explanation.

Air bubbles, low/high water level, slow draining

Great to hear that your problem got resolved. Sometimes it's best to call a plumber right away in case you may cause additional damage by waiting.

    Coughing, spitting...air in pipes

Agree with the above. Bleed your pipes to ensure trapped air escapes and that should help. Retroloco-LJ
