    What did you do today?

Damn, well now i know. Wife's grandma rents a house there so we should be back next year. Palm springs was a great time. Outlet shopping, pool lounging and cheap beer.

    On demand or tankless?

Agree completely. 50 gal power vent is my personal choice. I like AO smith the best, but john wood, bradford white and rheem are also good brands

What could this discoloration be coming from?

In wirsbo I've noticed that to be common. Even same with copper there's a difference in colour. Nothing to worry about.

    Sink drain into ejector pit

I agree with matt. A large amount of cold water is bad news for septic. They taught us that in school and i see no way it couldnt harm the system. Not to mention overworking your pump.

T&p discharge on 2.5 gallon under sink

    I would tend to agree.

Confused about remodel, Shower/Tub Trim replacement

Fair enough, we always use em for showerheads, mopsinks. We use sweat by sweat wingback 90s for lavs and flushvalves for toilets. Tub spout never crossed my mind but i like that idea for sure

Confused about remodel, Shower/Tub Trim replacement

Ok if you monitor the jet pump set up i can see the logic and that sounds like it would work. Weeping tile can handle that for sure. But i see the issue with the valve being 36" down. Now its to a bit of experimentation and good judgement i think i've given you all the facts for you to make a...

If you got even 4" over 70ft thats enough. You hardly need grade, way less than typical drainage. If you got 1/16" per ft that's enough in my opinion to drain that pipe down. Compressed air could be done that way of you feel its an option. Definitely some experimenting required. Now as far as...

Definitely do a heat trace, extra insurance is always good. See what you figure as far as the yard goes. Putting a drain in and grading pipe is the best option. Hell even if the pipe is level it'll still empty the pipe as long as there's no high point anywhere. Principal being that as long as...

    Pond Plumbing

Ok im getting a better visual of what you have now. One thing i can suggest on the runs that are prone to freezing is a heat trace. They make heat traces that people put in their gutters, which would essentially make these water proof. Make sure its on a gfi circuit, hope this is an option...

Water shutoff questions before water heater repair

Yup agreed with matt, thats your problem for sure. Maybe the shut off on the hwt is shot but likely its the mixing on single lever faucet

    Ruined by plumber :(

Hahahahaha paint the pipe thats awesome. Eventually you wonder why your water has a hint of rust in it when you go to drink a glass of water. Black iron is not to be used on domestic water.

    Quality faucet

    I second that

Drains & Vents for 2 Bathrooms, 2nd floor

Exactly, you dont have to have toilet most downstream if fixtures downstream of toilet are separately vented. What ever is easier. Either toilet most downstream and wet vent. Or vent tub separately and put toilet in middle.

Not sure if im seeing your pic right but if there are any horizontal runs grade them to a low point and put a drain there or you can grade it all back to the pump ex. Pump is low point so slope all discharge piping slightly uphill so when power goes out or what not itll all drain back to pump...

Agreed with the pvc, upping the sizes are a good idea on long runs. It'd be a shame if its all put in and you dont get the flow you want because of the flow restriction on 2" vs 2 1/2 or 3". Roughly how long is your longest run and what are the specs on your pump. Wirsbo can thaw and freeze as...
