When I read your post, it makes me think the valves you are using allow one to cut out 1.5" of pipe and then, without moving either of the resulting pipe ends, install the valve. So, the valve could be installed in a length of pipe which was held rigidly at both "ends." Is that right?

What do you get for the $1,900? Gas, cold/hot water, drain for sink and washer out in the garage? Anything else? Interior wall for garage, the sink itself, heat out there?

It just seems that your cost to do it out in the garage is spiraling. I guess it could leak...but, people all over have washing machines in their living spaces...without a lot of issues. Just keep your water-supply hoses reasonably fresh.

How about keeping the laundry where it is? Build an interior wall to make it a fully-enclosed laundry. Entry for the tenants would be through the existing door from the garage. There would be a lockable door between the laundry and your basement. Your new finished basement would be smaller. Roy

I has been a week of no leaks. I used the full 24"-pack of packing...minus about 6". It took quite a bit of torque on the wrench to get it to stop leaking. I will keep the wall torn apart a good long time (months?), so to keep an eye on the fitting. I do not want to notice it has started leaking...

Yes, a washer or o-ring would be nice. And, yes, too much disassembly to install. If I were to do that much disassembly, I would throw that fitting away and add a union...or, something along those lines. The teflon packing came in the mail, and I installed it. Still leaks a bit. I will...

It is not really a "wall." There is a shelf-kind-of-thing on top of what looks like the start of a wall. My house was just built by a "guy," probably without much in the way of "plans," and it has a number of odd components. Some of those are nice custom features; some are just odd.

I now realize that open-top 1.5" pipe used to be part of the bathtub drain-stopper control. There used to be a rod going down that pipe to control a drain stopper.

Yes...the hot and cold valves are above the leak. Correct...no overflow drain ("Hey you, bathtub user...pay attention"). Ancient...just like its owner. Will get the pic.

Well, before the pipe overflowed, I would have a bathtub half full of...umm...bad stuff. And, since the tub is on the second floor...I think, I would also have a kitchen sink overflowing with that same bad stuff. My very-nice house is full of things not up to code. Electrical, plumbing, and...

Interesting. But, (1) there is a water-trap between that open pipe and my sewer gas, and (2) if I controlled the flow of air at the open pipe, the sewer gas, getting past my trap, would simply come out my tub drain. Or, so I think. In the first pic, in Post #9, you can see the top of the trap...

Got it. Thanks, Jeff. I will report back, when I get this done and tested. The water-supply plumbing only uses that 1.5" pipe as a physical support. The 1.5" pipe is just open, like shown, all the time...it functions, I assume, as a vent for the tub drain. The second pic shows the water...
