    Water heater to code?

Ah, Missed the other drain plug. The condensate trap generally should be installed regardless of weather the unit is vertical or horizontal. It's designed to limit air flow in or out of the unit. See...

    filter back wash pressure rating

Generally on a sand filter the backwash pressure will be somewhat less then static pressure but not all that low. A backwash pit is generally a very good idea with a drain sized for the discharge rate - the pit /sumpcapacity. A 6" drain is really nice. but 4" may work. Think the last one I...

    Water heater to code?

Well it would not be explosive, but it would stink up the place and be a health hazard. The trap primmer is required for floor drains and drains which receive intermittent use. Don't have the code in front of me for the section, but look under the floor drain section. Some inspectors will...

No air pipes in upstairs bathroom

I would connect a 2" vent pipe to a new tee at the sink drain and extend up to to the existing roof vent that's in the attic. With the 4" waste, which is good size for a bathroom group the single vent will keep the lav and shower from siphoning..

    Navien vs. rinnai for efficiency

Hum, Well Me I would use the P210 unit you indicated as that will be fine for 2 people. Water temperature does not change that much from winter to summer and even with cold water the P210 will be fine for two people. I would not oversize a instant water heater myself. One thing, the Navien...

    Navien vs. rinnai for efficiency

The Navien unit is of course a bit more efficient and will use a little less gas a month. Probably in the range of $5 a month savings over the Rinnai. 4.5 GPM will be fine for two people.. Could probably get by with 3.5 GPM though the tub would take longer to fill then.

    Mixing Valve Rough-In

Just to clearify phishfood comments, the hot on left is as your standing in front of the sink, facing the faucet. So based on your lower photo showing the back of the valve, Hot would be in the right looking at it from the back of the valve.

    Hot water tank regenerating pump

Agree with Caduceus that its not the recirc pump. Ft. Myers as well as several other city's in Lee county use RO systems to "treat" the raw water. Mainly due to salt water intrusion into the aquifers. The RO water is highly reactive and does tend to cause excessive water heater failures. Its...

    PEX vs Copper....Bonding??

Oh true no question there. But for typical residential piping, pex is pretty good. Agreed that in heavy commercial and industrial use copper, PE, PB, 304 and 316 EP stainless as well other materials have their use. Gee I've had a 12" PVC water line enter a single building then transition to...

    PEX vs Copper....Bonding??

If you have galvanized pipe running underground to a street or well then you don't need a ground rod. If your underground pipe is plastic then you will need to have a 10 foot long ground rod (not a pipe) installed near your panel and a ground wire run from the panel to the rod.

    PEX vs Copper....Bonding??

Not exactly. In olden days (before PEX and CPVC), electricians would run a ground wire from the panel to the water line entrance. The metal water pipe, provided an easy earth path for the ground wire. The piping its self does not need to be grounded. So with plastic water pipe, you will...

Can I vent all of this with only one roof penetration?

Well its not a lot more, but you really only need one more roof flashing for a 2" pipe, probably $15 ish. No vent cap required. It's also the extra time you need to run the pipe 10 feet and hang it with a few straps. But not that big a deal either. You could put the laundry tub waste behind...

Can I vent all of this with only one roof penetration?

Yes, just run a 2" vent across the kitchen from the mech laundry plumbing wall and connect to the 3" vent at the water closet. Done all the time. Costs a bit more, but not that much. As to the kitchen sink either location #1 or #2 is fine and the same cost. I would run the 2" kitchen...

two 1/2" lines feeding one 3/4" supply line?

Actually the pressure drop is not that bad. Your only flowing 1/3 of the total flow and weather 3 lines or 300 the pressure drop for a given flow rate will be about the same as for a single pipe. The flows add but the pressure loss or friction loss per foot is the same. That is, it does not...

Hot water heater leaks from the t & p relief valve

I assume the 175 was degrees F and not psi. If its 175 degrees F are you using the boiler for space heating too. If the new relief valve was the standard water heater relief valve it probably will start dripping at 175 degrees. If you need 180 degrees for space heating, your going to need to...

two 1/2" lines feeding one 3/4" supply line?

Well if the old piping is copper then the difference is .17" sq area for pex (actual inside dia) to .50" sq area for copper (type M). So for the same pressure drop you would need three Pex lines. Using multiple lines is fine BTW. Pex of a given size has a smaller inside diameter due to a...

    hot cold temperature

How tall is the building and what floor are you on. Also are the water heaters serving the building or pressure zone at the bottom or at the top of the building. Also how old is the building and is the piping copper or galvanized steel While the hot and cold for the units feed up vertical...

    hot cold temperature

One possibility is one of tenants has a hose sprayer kitchen sprayer with an on off control at the head. Or someone with a washer hooked up with hot and cold combined with a tee before the washer. In other words, there is an open connection between the hot and cold piping that allows hot water...

Questions about my induced draft WH venting

Sounds like the wind is blowing into the side wall from the west. Not so nice. I think the vent being 4" from the corner is not really going to work safely. The dynamic wind pressure near the side wall with high winds could exceed the exhaust gas pressure, which could allow exhaust gases to...

Questions about my induced draft WH venting

Go with #4. Using more 3" will help reduce pressure loss in the vent piping. The reason on not putting the vent near an inside corner is related to winds and wind pressure reducing the vent capacity. It really depends on prevailing wind direction and it may not be a problem at your house...
