    Help with pipe plan

Can you post your floor plan of your bathroom layout? How deep is the footer? What is your sanitary connecting to outside? You don't need to sleeve the vertical pipe coming through the footer.

    What did you do today?

I began adding fill to my retirement home house pad.

Toilet installed on rough in - venting issue?

When the toilet is flushed the water entering the drain is causing a positive pressure in the pipe. The AAV is not allowing the displacement of air to escape causing an air lock. Once the water gets passed the vent the AAV now allows the water to suck air in so the water can continue down the...

Shower drain, through floor, required distance from floor joice

I don't think there is a required distance. It can actually be up against it but just don't cut or notch the joist.

Low flow shower - what's the next step?

Here's a thought. Do you know if the shower valve you have is a pressure balance type in the cartridge or the valve body? If the pressure balance part of the valve has the calcium build up it may be holding back the pressure. See if you can find a plumber in your area that can work on the...

Using Combination Wye to Vertically Connect to Main Waste Line

What's the distance from where your sanitary exits the building to the farthest fixture?

California code. Wet Vent for floor drain behind 90º? Picture attached

This should make that legal. I would still be concerned about suds backing up out of floor drain.

Using Combination Wye to Vertically Connect to Main Waste Line

There is nothing wrong with using combo's. The problem is rolling up off the main. This breaks the vent off your system and now requires an additional vent on each branch that rolls up off the main. I have never really understood the 24" drop rule when your allowed 48 on a washing machine.

Two new drainage pipes installed at different depths, plumber advises lift station $14,000

You can try to look into something like this or similar. I had purchased one of these back in September for around 4k. 2448-Series (libertypumps.com)

    Opportunity knocks…

Is this company residential service, remodel, new construction of track homes or custom homes? I started out in residential plumbing a long time ago. It was a great place to gain knowledge. I personally think new construction residential plumbing is more competitive and a much faster pace than...

Jet pump is cycling on and off after filling bladder tank

I had the same issue at the farm after changing my pressure switch. Had to lower the pressure in the bladder to correct the issue.

Water pressure issues have stumped my plumber

Has this always been happening or something that recently started? Check the type of shut main off valve or valves that are on the house. If globe or non full port ball valves have been used that can cause volume problems. It sounds like you have plenty of pressure and the problem is volume...

Waste and Vent Stack & Waste Line Size Question

You would have to reference your local code on the distance. Here it is 10 feet on 3 inch and 12 on 4 inch. Both 3 and 4 will work for a toilet. I would rather have 3 with the 1.28 gallon flush toilets. With the smaller pipe I feel the water will push the solids further down the pipe. The larger...

    Second opinion on DWV please

Looking back at the picture zoomed in it does look like the traps are on.

    Second opinion on DWV please

Well that make more sense now! I did think the stubs were traps. Here we put the traps on during the under ground and the vents are couple of feet away so not to get in the way of any water piping or valve placement. Also here if the traps are not on during the underground we would have to...

    Second opinion on DWV please

I'm sure that it will work just fine. It just wouldn't pass inspection here in my area. I was always taught that a toilet (major fixture) cannot pass by a tub/shower/floor drain, (minor fixture) without a vent in between. I know things are done differently all over the country so I'm not...

    Second opinion on DWV please

Unless I'm wrong and the codes are different where you're located, the tub and shower at the top of the page are not vented correctly. The toilet is washing by the shower and tub lines with no vent on them.
