gas pipe sizing for small commercial build out

I would like to attempt to run a new gas line to a commercial suite that I just leased and need some help determining the size of my gas line.

I have 3 loads at the end of my system. 2 x 80,000 Btu heating units and 1 x 40,000 Btu water heater.

The gas meter is at the far end of the building. I have to run up vertically from the meter to the roof, across the roof, and then down into my unit before I split to the 3 loads. All in all, I am figuring the distance from the meter to my furthest appliance (the water heater) is about 230 feet. 6 elbows would be needed to get to the water heater.

My heating units call for a minimum of 5 inches of water column at the inlet to fire correctly.

The gas company delivers 6 inches of water column to the meter.

Any help would be greatly appreciated.

2" all the way unless you think you may want to upgrade then go 2.5" on half pound gas, but if you do go 2.5" pipe it will have to be pressure welded.
