I am sure *many* of you know this, but in general, the average HOME INSPECTOR, is in league with the area REALTORS, and will get a bad name, if he turns up TOO MANY red flags, and torpedoes too many real estate deals.......sooooooo... they generally walk a fine line between *really* telling a buyer *ALL* of the issues in a house, and revealing just enough that will NOT stop the sale..... I have been the victim of this happening to me......if you want the details, I will provide...... (leaking shower, should have been caught by the *GREENEST* home inspector......I ended up not noticing issue til long after deal was done, and had to fix it myself.....)

Oh no, say it isn't so.
I always thought being blind in at least one eye was a prerequisite for becoming a Home Inspector.
Seriously, you want to hire the home inspector all the locals *hate*, and never hire the inspector recommended by you local friendly Realtor. If necessary, find someone from out of town who won't care if SuzyHigheels loves or hates him.
(Ask me how I know: Once upon a time I sold Real Estate)

Riickk, please post a throwback pic in your high heels, haha!

Just Kidding!

Unless you looked really good!

Kidding again!

Sarah, on a side note, you are very cute, so please stay active on here.

Many of us are lonely geezers who live for scraps of attention, haha!

SuzyHigheels is a high-dollar real estate agent. She eats, drinks, and breaths houses, and has been known to engage in - whatever it takes to close the deal and keep it alive .

This is her

o_OUpdate: the seller had previously claimed that the plumber said there was no issue. I was persistent in asking specific questions about how the test was done and seeing the report. Well I finally saw a report from the contractor (had yesterday’s date....hmmmm.....) and there is a whole list of recommendations for repair! Seems like the seller was being pretty dishonest. I’m not sure where we stand on getting the repairs done, but at least we know what we need to do! Thanks so much for everyone’s help here! If the sale of this house goes through, I will definitely be back on this forum, because I’ll be my own handyman! Thanks again! You guys are great!

Frodo, in the 1st post, she mentions that they had a home inspector check out the house. If I were her, I would have him come back and check on the VENT or no-VENTs issue, since she probably already paid him, as that *definitely* SHOULD have been flagged in his inspection, if disconnected, not there, whatever....???

who generated this plumbing list that she had to demand?
if she had an inspector of her own he should have a list of his own

Looks like a flat roll-asphalt & tar roof with gravel cover (the gravel protects against UV)
Your inspector obviously went up a ladder and had a look at the roof. Probably has more pictures, which will show copper or cast iron pipe sticking up....unless the vent is what was very common in Philly -- one 4" cast iron stack mounted on the EXTERIOR of the house, typically right by the toilet.
Not code today, but grandfathered.
How old is the house?

That picture you are referring to was posted by someone else and is not the OP's roof. In fact, it would appear that the OP's roof is sloped, based on her original pictures.

Also, apparently overlooked by some of the readers here, OP stated in her original #1 post, "Our fanstastic inspector (we couldn’t have asked for better!) found several issues. The big one was, there was no plumbing vents present on the roof."
