Hi, my wife and I are in the planning stages of mbr remodel. We want to remove a jetted tub and surround and replace it with a freestanding tub. The bathroom is on the main floor above a finished basement. We will be contracting the majority of the work out. I discovered a wrinkle in our plans yesterday when I found that what I believe to be the vent for the main plumbing stack/septic tank penetrates the floor under what is currently a jetted tub deck/surround before bending into the wall where it then runs up and eventually through the roof (confirmed by going into attic). This elbow is at the end of an approximately 20’ horizontal run between 12” load bearing joists where it drops down within wall space around stairs to the basement level slab.

My initial thought was to just move it so it penetrates the floor in a closet just on the other side. This might be possible from above once the tub is removed and the subfloor is taken up, however, is it legal/to code/ok to use a bend to loop this vent down below the joist (trey ceilings in basement, so room exists) and into the next joist space so it can come up through the closet floor? Would then just have 12x12 boxed in area in back corner of closet floor.

I already have appts for estimates for other plumbing related work, but wanted input on this newly discovered issue prior to those meetings.

Without being there to see it all, it is tough to give an answer. If you hire a company that has done a lot of remodel work i am sure they will be able to give you options.
 
If I understand you, bending this vent down to the next joist cavity and then up again will create a trap, essentially which if this vent stack continues up through the roof will fill will rain water and cut off your vent rendering it useless
 
Thanks, that’s what I was thinking and afraid of. Sounds like we might be looking at a fairly extensive remedy.
 
The plan was to remove jetted tub and surround (where this was tucked) and get down to subfloor and have it tiled and install freestanding tub.
 
hmmm....

Might end up being the best of the less than ideal options. Thanks for something to think about.
 
if that side wall does not give you enough room to accomplish this
you can always move that side closet wall 6'' or what ever is needed

remember that your tub is not square, it is rounded
so a simple 45 degree box over the pipe might be a way out also

Thanks, we are thinking of building false wall under window that is over tub that would extend the length of wall. Would be functional for someone in tub and probably most aesthetically pleasing option. Would need to extend line and 45 it within closet wall as it currently extends 24” out into room and sits 8” off of exterior of closet/bath shared wall.

Thanks so much for the suggestion as it seems like this will probably be the least expensive and least disruptive of available options will will be presented with!
