The water heater in our rental is sweating on the inside of the access panel. At least that's what I thought until I looked at the neighbor's unit which was completely dry and clean. Do I have a leak? If so, could it go out at any moment? Thanks!

Simple answer, yes. It looks old. How old is it?
Yeah, it's well past its prime. Do yourself a favor and replace it as soon as you can.
