Default Bathroom addition under stairwell thoughts.

Hey guys,
Got this Bathroom addition Reno in a place I could do right now. Right now the room is a storage closet under a stairwell, It has full height for 4' and is 4 1/2 feet wide. On the floor is a Access door for the Furnace, main Shutoff and More access. Owner is wanting a W.c. and a lav installed.

Obviously the Access door needs to be Re-located.

inspection of the crawl space piping shows that there is a main trunk line that picks up all the units ( town houses ) so Obviouslly Cutting into that isnt happening. the original installer used a street 45 and a wye on back to connect the units soil stack to the trunk line So I'll cut the vertical so as not to end up Shat upon by someone using an adjecent unit.

The thought is to cut in a t-wye to pick up the Bathroom group ( lav, W.c. ) and re-connect the stack With a fernco... Anything Better than a fernco for this that you guys could suggest ?, I would usually like to reconnect the stack with a glued connection on the 45'. and usually when using fernco's I like to add 2 straps from a M.J. coupling...... Costs little, seems like a better connection, and lets me rest easilly.

Now... The Venting.

I am curious to know what Codes in YOUR areas say about AAV's ( cheater vents, Auto Air vents ) I have used these before to install Kitchens in basement Nanny suites and Split levels Reno's, but never to vent a bathroom group... Do your Codes allow for this ? , mostly I'm curios on Weather your codes allow for a Wet vented fixture to be Attached and served by the AAV.

and Finally I am curious About what You would charge to Do this job? As I am currentlly In the pricing phase of this job.

I'm Awesome at plumbing, but somewhat rookie in the paperworks and things resemblling Office work. Something I need to improve upon in the next year as I am in serious consideration of starting up a small Resi buisness.

Has been an awesome summer so far, Loving life and Sun.

I have just noticed that You did not get even ONE Reply to this Post - in over 6 Months !

While I realise that People will see that some Posts are from a long time ago and therefore NOT Reply - thinking that the Work has obviously been done and any Problems that existed have been solved - I wondered How You got on ? - Did You do the Work - or were there Problems adhering to the relevant Codes / Regulations ?

Obviously because this is about something from last Year I don`t expect You to spend much time Writing a Reply to Me about it - or going into much detail - I was just a bit intrigued that You did not receive even One Reply [until now].

Unfortunately, sometimes we give a quick read and upon returning, unless someone has bumped the thread, it goes unnoticed. There is an "unanswered thread" button at the top of this forum's page, so we can check if someone failed to get the attention they deserve. I did not mean to infer anything against the Moderators regarding My comments - making any comments about the Admin of the Forum really was the LAST thing on My mind - Please don`t take any offence.

I was Genuinely surprised that LiQuId did not get ANY Replies to His Post - although I do realise that when Questions about Codes / Regulations are involved it does restrict the amount of Plumbers who want to Reply to those who KNOW the relevant Codes / Regulations.

The job got finished, there was availablle space to run a vent and tie into the vent header in the attic space.

Done deal.

I was mostly curious about different codes in various regions as I dislike auto air vents, but am also aware that in some places they use air admitance valves on 4" stacks due to climate conditions.

I am no fan of auto vents either, and will do backflips to find a way to not have to use them. The next time that you are in a bathroom that is solely vented with one of these, drop the plug on the tub and fill it a little ways, then dump it. While it is draining, flush the toilet and listen to the lav trap blow out.

2 weeks ago, my boss went on a sewer smell call on one of our older projects. Ended up changing out a Studor MaxiVent. These things are mechanical and will fail. Only a question of when, and in which position.
